Buying your first home?

First-time buyers get my full attention. I'll explain anything that's confusing, recommend lenders who specialize in first-time buyer programs, and make sure you understand what you're signing.

Common first-time buyer programs in Kentucky

  • KHC (Kentucky Housing Corporation) — down payment assistance and competitive rates for eligible Kentucky buyers.
  • FHA loans — lower down payment and more flexible credit requirements.
  • USDA Rural Development — zero down payment loans available in many parts of Spencer County.
  • VA loans — for eligible veterans, active duty, and surviving spouses.

Do I need to be pre-approved before we start looking?

For most buyers, yes. A pre-approval keeps us focused on homes you can actually buy, and it lets us move quickly when the right one comes up. I can connect you with lenders who work well in Spencer County and the greater Louisville area.

How much do I need for a down payment?

It depends on the loan type. Conventional loans often start around 5% down, FHA can go as low as 3.5%, and VA and USDA Rural Development loans (which can apply in much of Spencer County) may allow 0% down. We will talk through what makes sense for your situation.

What other costs should I plan for?

Beyond the down payment, expect closing costs of roughly 2–4% of the purchase price, the cost of a home inspection (typically $400–$700), and the first year of homeowners insurance. I will walk you through a clear estimate before you write an offer.

Can you help with new construction or land?

Yes. Spencer County has both new builds and acreage opportunities. I can represent you with builders and help you evaluate raw land, including the questions you should ask about septic, water, utilities, and zoning.
